Mobile Home FAQs

The terms are often used interchangeably, but legally "mobile homes" refers to factory-built homes constructed before June 15, 1976. Homes built after that date under HUD standards are "manufactured homes." California regulates both types through the Department of Housing and Community Development (HCD). Beach City Construction works on both.

Yes. Installing a manufactured home in California requires permits from the California HCD and typically from the local county or city as well. The process involves site plan approval, foundation permits, utility connection permits, and a final HCD inspection. Beach City Construction manages this entire process for our clients.

Yes. A permanent (engineered) foundation allows manufactured homes to qualify for conventional or FHA mortgages instead of higher-rate chattel loans. We install California-code-compliant perimeter and raised foundations and provide the engineer's certification typically required by FHA or VA lenders.

A straightforward installation on a prepared pad with existing utilities typically takes 4–6 weeks from permit submission to final inspection. Projects requiring foundation work, new utility connections, or complex permitting typically run 8–14 weeks. We provide a realistic project schedule during the free consultation.
